Where do I start when buying land?
Start with the location, size, access and intended use of the land. Ask about boundaries and whether the property suits your plans, whether that is a home, a business or an investment. Nutmeg can help you explore properties and arrange viewings.
Why should I appoint a Grenadian attorney?
Appoint a qualified attorney early, before signing an agreement or making a payment. Your attorney can check the seller’s title, identify mortgages or other encumbrances, review the contract and advise on the legal steps needed to complete your purchase.
What should be checked before I commit?
Ask your attorney to carry out the appropriate title searches and review the existing deed, survey plan, access rights and any restrictions affecting the land. Check that the survey boundaries match the property on the ground; a qualified surveyor can help resolve uncertainties.
Which documents may be needed?
The documents depend on the property and transaction. Your attorney may request:
- The seller’s existing deed or conveyance and evidence of ownership.
- A survey plan and relevant property tax receipts.
- Identification for the buyer and seller, and tax identification numbers where required.
- A valuation if financing is involved.
- Mortgage release or discharge documents where the property is charged.

How do the agreement and deposit work?
The Agreement for Sale should set out the property, purchase price, deposit, completion date and any conditions. Have your attorney explain the terms, including who holds the deposit, when it can be released and what happens if the sale does not complete. Deposits are commonly held by an attorney under the agreed terms.
What if I need a mortgage?
Speak with your lender early. A lender may require a valuation, financial information and legal documents before approving financing. Ask your attorney how any financing condition should be addressed in the sale agreement.
Can non-Grenadian buyers purchase property?
Non-Grenadian purchasers may need an Alien Landholding Licence. Ask your Grenadian attorney to confirm the requirements, any applicable exemptions and the approvals needed for your purchase before completion.

What costs should I budget for?
In addition to the agreed purchase price, allow for the applicable legal fees, taxes, stamp duty, registration charges and any valuation, survey, financing or licence costs. Amounts and responsibility for payment depend on the transaction. Ask your attorney for a written breakdown before committing.
What happens at completion?
Your attorney prepares or reviews the Deed of Conveyance and coordinates the completion requirements, payments and registration. Once registration is complete, obtain your registered deed and the supporting documents, and keep them safely.

How can I prepare to sell land or a property?
